Take Action! Please Register Now for an Important Meeting Jan 18th (Winston Farms)

On Tuesday Jan 18 at 7:30pm the Planning Board will meet to discuss the request from the Denier Car Wash that would be put in on Route 32 (near the Mexican Restaurant), in the general business zone with an aquifer overlay   We believe that the developers of the Denier car wash are trying to chip away at the protection overlay which also protects the area including Winston Farms.

If they change the zoning, although the car wash is small it will impact 7,000 acres.

This potential zoning change has serious implications for the aquifer and follow-on requests that will be made to develop Winston Farms.

We urge everyone to attend this meeting and urge the Planning Board not to approve the requested changes.  Important: You must Email Planning Board Secretary Becky Bertorelli and let her know you plan to attend (virtually). Once you email her, come Monday, she will send out a link for you to join.

Below are key notes and talking points:

  1. There is a specific development application before the Planning Board which requires a seemingly small zoning change by the Town Board for the Denier Car Wash.  (Note: The car wash is on the Planning board Jan 18th agenda under OLD BUSINESS.)

  2.  If the car wash project is approved, it would remove the current car wash prohibition from the Aquifer Protection Overlay District – an area FAR larger than the small, proposed project area.  As such, the action qualifies as a Type l action. If the prohibition is lifted by amending existing Town regulations that ban car washes, this may be precedent setting and open the door to other car washes OR the piecemeal removal of other currently prohibited land uses that includes almost all of the Winston Farm project site.  

  3.  The aquifer overlay is not the right place for car washes.  Car washes use many toxic contaminants that will impact surrounding wells and the aquifer.  Runoff will impact the aquifer.

  4. This will very directly impact Mower Mill road. Their wells will be greatly impacted and will need to be tested regularly for contaminants. Their voices would have an impact.  If anyone knows anyone on this road, please let us know.

  5. The applicant probably went to the Planning Board first, and the Planning Board will refer the zoning change to the Town Board.  The Planning Board doesn’t decide on the zoning; they will refer the request to the Town Board with their recommendation.

Please use this information and talking points to ENCOURAGE THE PLANNING BOARD TO REJECT THIS REQUEST AND ZONING CHANGE.
